The Conversion Formula

Monthly rent = (Jeonse deposit gap × conversion rate) ÷ 12

Legal conversion rate cap: Under Article 7-2 of Korea’s Housing Lease Protection Act, the maximum conversion rate is Bank of Korea base rate + 2 percentage points. At a base rate of 3.5% (as of 2024), the cap is 5.5%.

Example: Converting ₩300M jeonse → ₩100M deposit + monthly rent

  • Amount converted: ₩200M
  • At 5.5%: ₩200M × 5.5% ÷ 12 = approx. ₩917,000/month
