Finding an Apartment: Avoid Bad Leases and Moving Day Chaos

Signing a lease involves committing thousands of dollars. From hidden water damage uncovered during apartment tours to transferring utilities on moving day, this chronological checklist ensures you never get scammed on Zillow or by sketchy property managers.

🏚️ Part 1: The Apartment Tour (In-Person Walkthrough)

Never sign a lease sight unseen. Take your phone out, turn on the flashlight, and inspect thoroughly.

🚿 Utilities & Environment Check

  • Water Pressure & Drains: Turn on the kitchen sink on max. Simultaneously flush the toilet. Does the water trickle to a halt? If so, expect morning shower nightmares.
  • HVAC System & Thermostat: Ask when the AC filters were last changed. Test the heater and the AC to make sure they actually blow the right temperatures.
  • Mold & Pests Patrol: Open cabinets under the sinks. Look for droppings, water stains, or black mold in the corners of walls near windows. A fresh coat of paint can’t hide a musty smell.
  • Cell Service Test: Sounds silly until you move in and realize your carrier has 0 bars in your bedroom. Make a quick phone call during the tour.

Tour Both Day and Night
Visit during the day to check for natural light and street traffic noise. Drive by the complex again at 9 PM on a Friday to evaluate parking availability, neighborhood safety, and noise levels from neighbors.

📜 Lease Agreement Defenses

  • Hidden Fees: Is trash valet, pest control, or parking grouped into a mandatory $100/mo package that wasn’t on the Zillow listing? Ask about all monthly recurring costs.
  • Break-Lease Clause: Life happens. What is the penalty for breaking the lease? (Typically 2 months’ rent—ensure it is explicitly stated in writing).

🚚 Part 2: Moving Day Action Plan

Moving day is chaotic. Follow this timeline to keep your sanity.

📦
D-1
The Night Before
Pack an 'Open First' box. Put TP, a knife, chargers, and valuables in your personal car, NOT the moving truck.
9:00 AM
Morning (Old Place)
Do a final walk-through. Take photos of the empty apartment to prove you left it clean for your security deposit.
🔑
2:00 PM
Afternoon (New Place)
Before moving boxes in, take timestamped photos of EVERY existing scratch, dent, and stain to submit a move-in condition form.

🕒 Post-Move Must-Dos

  • Transfer Utilities: Don’t wait until moving day. Inform the electric (e.g., ConEdison/PG&E), internet (Comcast/Verizon), and water companies a week in advance.
  • USPS Change of Address: Request a mail forward online via USPS so your packages and bills follow you automatically.
  • Renter’s Insurance Update: Update your policy’s address, as zip codes heavily impact your rates.

💡 The “Copy to Text” Quick Summary

[Zillow & Move-In Cheat Sheet]
1. Flush toilet while running sink to checking water pressure.
2. Check cell service bars in the bedroom.
3. Ask property managers about mandatory hidden fees (valet trash, parking).
4. Take a video of the EMPTY new apartment before moving boxes in.
5. Setup USPS mail forwarding 1 week prior.
